Spalding and south Lincolnshire: turnkey renovations on the home patch

Renovations, extensions and carpentry packages across Spalding and the surrounding south Lincolnshire villages, project managed with in-house trades. This is AJB Group's home ground, and most of it is repeat work.

The brief

The work you take on where you live

Spalding is where AJB Group is based, and the work on the home patch has a particular character. It is a mixture of turnkey domestic renovations, extensions, industrial unit packages and one-off pieces of joinery, most of it for repeat clients and local builders, and almost all of it within half an hour of the yard.

It is also the work that is hardest to hide behind. On a contract in London or Kent you are judged by the main contractor. In Spalding you are judged by the neighbours, by the builder you worked for last year, and by whether the client would use you again. Everything on this page came from somebody local deciding the answer to that was yes.

This page collects the strongest of those jobs. Individually they are ordinary work. Together they show what a carpentry contractor with in-house trades can take on inside one town: a house stripped to a brick shell and rebuilt, eleven industrial units fitted out, and a set of doors that needed a joiner rather than a door hanger.

What we did

A three bed semi taken back to a brick shell

In August 2024 a full turnkey project began in Spalding, project managed by AJB Group from start to finish using in-house trades. The client wanted one company responsible for the whole thing, which on a renovation of this depth is the sensible choice.

It began outside with a large external site clearance, grading off the grounds and removing all the surrounding trees. Internally the three bed semi was stripped back to a brick shell. Stripping to the brick is the honest starting point on an older house: it exposes every previous alteration, every failed lintel and every piece of optimistic wiring, so the rebuild is priced against what is actually there.

By January 2025 the brick laying gang was getting the renovation and extension ahead of schedule. Being ahead of programme on a domestic renovation is not luck, it comes from having your own trades and not waiting for a subcontractor to finish somebody else's job first.

Bespoke doors scribed into a sloped roof

In March 2025, contracted in by SSL Home Creations, the team spent a weekend on the biscuit jointer fitting doors into a sloped roof, with several more cut down to suit smaller openings.

This is the sort of item that looks trivial on a schedule and eats a weekend in reality. A door cut to a rake has to keep working as a door: the stiles and rails have to stay structurally sound after the cut, the lock and hinge positions still have to land in solid timber, and the edge has to be re-lipped so it does not read as a sawn board. Using a biscuit jointer to relocate the lipping is the difference between a joinery job and a butchered door. If you are going to have tricky doors cut into bespoke spaces, that is not the place to cut corners on the contractor.

Eleven industrial units at Fleet Hargate and Spalding

In September 2025 AJB Group announced continued work on the full carpentry package for eight industrial units at Fleet Hargate, with a further three units in Spalding, for a private client. Eight joist sets were completed at Fleet with the remaining three fitted in Spalding, and the team then moved on to the full office fit outs across all eleven units to completion.

Industrial unit work is repeatable in a way domestic work never is. Once the first joist set is set out correctly, the following ten are a production exercise, and that is exactly where a carpentry package earns its money for the client: one order, one contractor, eleven identical outcomes.

Three units for HB Developments

In March 2026 came a project win with local builder HB Developments, taking the full carpentry package on three units, with the team due on site over the summer and the aim of having all three watertight by the winter months. Watertight by winter is the only programme milestone that really matters on a build like that, because everything internal depends on it.

A busy week across the patch

One October 2025 week gives a fair picture of what the local workload actually looks like: two roofs and plastics at Stilton near Peterborough, a pozi joist set at Stilton, a hip roof extension at Bourne in Lincolnshire, and a hand cut joist set in Spalding, all inside seven days. South Lincolnshire based, on the Cambridgeshire and Norfolk border, fully accredited and compliant, with quality finishes and client satisfaction at the front.

Weston, and the earliest jobs

At Weston, just outside Spalding, site clearance began in August 2024 on a full bespoke project intended to capture every want and need of the client, with a brush finished concrete base with ducts completed on the same project that October. Further back, one of the earliest jobs on record is a dividing wall built to split the offices from the workshop at South Lincs Plant Hire in Spalding, in October 2021. Different scale entirely, same town.

The result

The same clients, coming back

Individually these are ordinary jobs. Together they are the strongest evidence AJB Group has, because they are local, repeat and unglamorous: a house taken to a brick shell and rebuilt turnkey, eleven industrial units taken from joists to finished office fit outs, a set of doors that needed a joiner, and a builder handing over another three units four years into the relationship.

The pattern that matters is the second contract. SSL Home Creations, HB Developments and the private client behind the industrial units have all come back, and a carpentry contractor being asked again by somebody who has already watched them work is worth more than any review score.
